FAQ
Frequently asked questions
The questions owners ask us most, answered plainly.
Property-backed loans
What property can I use?
Houses, units, commercial and industrial property, and sometimes rural land, in your name or a director's. The property doesn't have to be owned by the business.
Do I have to refinance my home loan?
No. A caveat loan or second mortgage sits alongside your existing home loan and leaves it in place.
What's the difference between a caveat and a second mortgage?
A caveat is a notice lodged on title, quick to put in place and suited to short terms. A second mortgage is registered behind your first lender and suits longer terms with regular repayments.
How much can I borrow against my property?
It depends on the value, what's already owed, the property type and the lender. Try the property equity checker for a first estimate.
Why does the lender care so much about my exit?
Short-term property lenders decide largely on how the loan will be repaid. A specific, dated exit with evidence, such as a sale contract or refinance approval, makes approval far more likely.
Unsecured loans
Can I borrow without property?
Yes. Unsecured and cash flow loans for trading businesses typically run from $5,000 to $500,000, sized on turnover and bank statements.
How long do I need to have traded?
Many unsecured lenders want at least six to twelve months of trading. Newer businesses may be considered for smaller amounts.
Do I need to give a personal guarantee?
Usually, yes. Directors typically guarantee unsecured business loans.
Speed
How quickly can funds land?
Same-day funding is possible for smaller unsecured amounts. With property, $20k to $250k is possible same day and up to $5m possible within 24–48 hours once the file is complete. These are possible, not promised.
What usually slows things down?
A property owner who can't sign, something unexpected on the title, a valuation that needs a full inspection, missing bank statements or an unclear exit.
Can funds be paid straight to the ATO or a supplier?
Yes. Paying the ATO, a supplier or a vendor's solicitor directly at settlement is common.
Credit, tax and enquiring
Can I get a loan with bad credit or ATO debt?
Often, particularly with property. Private and specialist lenders weigh credit history and tax debt case by case against the equity and exit.
Does enquiring affect my credit score?
No. There's no credit check when you enquire. A check only happens if you decide to apply.
Will my details be sent to lots of lenders?
No. One person works on your enquiry and approaches the lender that suits it.
Why don't you publish interest rates?
Every business loan is priced on the borrower's situation, security and term, so a published figure would be wrong for most people. You'll see every cost in writing before you sign.
Is this for personal loans?
No. Everything we arrange is for business purposes only.
