Quick answer

An unsecured business loan is funding for a trading business that doesn't require property as security. Lenders size it on turnover, how money moves through your business bank account and how long you've traded, typically from $5,000 to $500,000. A director's guarantee is usual. Same-day funding is possible for smaller amounts once bank statements are linked, and terms usually run from a few months to a few years.

Key points

  • No property needed; the business's trading is the security.
  • Typically $5,000 to $500,000, sized on turnover.
  • Same-day funding possible for smaller amounts.
  • A director's guarantee is normal.

Not every owner has property, and not every need justifies using it. If your business trades steadily, an unsecured loan lets you borrow against that trading instead. It’s quicker to arrange than most people expect, because lenders now read bank statements electronically rather than waiting for an accountant’s report.

How an unsecured lender thinks

With no property to fall back on, the lender’s attention moves to your business itself. It’s asking three things: does money come in reliably, is there room for a repayment, and is the business being run sensibly? Most of the answers come from your business bank account.

What they check What a good answer looks like
Monthly deposits Steady, or a predictable seasonal pattern
Account balance Rarely overdrawn, no frequent dishonours
Existing loans Repayments being met, not too many lenders
Time trading Usually six to twelve months or more
Credit file No unexplained recent defaults
ATO position Lodgements up to date, any debt on a plan

A rough month or two isn’t fatal. What lenders dislike is a pattern: repeated dishonours, lots of short-term lenders, or a balance that never recovers.

Types of unsecured lending

  • Term loan. A lump sum repaid over a fixed period, weekly, fortnightly or monthly. Good for one-off costs.
  • Line of credit. A limit you draw on and repay as needed, paying interest only on what’s used. Good for ongoing gaps.
  • Cash flow loan. A shorter loan sized on recent revenue, designed to smooth timing gaps.
  • Short-term business loan. Terms of months rather than years, often with more frequent repayments.

How quick is quick?

For smaller amounts, same-day funding is possible once you’ve linked your bank statements, signed electronically and the lender’s checks come back clean. Larger unsecured loans take longer because the lender may want financial statements or a call with your accountant. The fastest files are the ones where the owner answers the lender’s questions on the first call and has ID ready. Our same-day business loans page explains what that looks like.

What to have ready for a quick decision

  1. Your ABN and the business’s legal name and structure.
  2. Driver’s licence or other photo ID for each director.
  3. Online banking access so statements can be linked securely, or downloaded PDF statements for the last six to twelve months.
  4. A short note on what the money is for, plus a quote or invoice if there is one.
  5. Details of any existing business loans, including who they’re with and the repayment.
  6. Your ATO position: whether lodgements are current and any payment plan in place.

With those in hand, a lender can usually give an indication on the first call. Missing items are the main reason an unsecured application drifts from same day to next week.

When unsecured isn’t the best fit

If you need more than your turnover will support, or your credit file or ATO position would stop an unsecured lender, property may be the answer. A property-secured loan can lend far more relative to your trading and is often more forgiving of a rough patch. Some owners also find unsecured repayments, particularly daily or weekly ones, heavier on cash flow than a longer secured term.

An illustrative example

A Ballarat bakery with about $85,000 in monthly deposits wants a second oven and a larger cool room before the Christmas rush, about $60,000 in total. The owners rent their home and don’t want to involve property. With twelve months of statements showing steady trading and no missed repayments, an unsecured lender approves a two-year term loan, paid directly to the equipment supplier. Illustrative only.

Costs and what to compare

Unsecured loans usually cost more than property-backed ones, because the lender carries more risk. Fees can include an establishment fee, and some loans use a fixed cost expressed as a total amount rather than an interest rate. The cleanest comparison is the total you’ll repay and the size and frequency of each repayment. Ask whether there’s a discount or penalty for repaying early, and whether the lender reports to credit bureaus.

Using unsecured loans wisely

  • Borrow for something that will earn or save money, or prevent a larger cost.
  • Match the term to the life of what you’re buying.
  • Don’t stack loans from several lenders. It strains cash flow quickly and makes the next application harder.
  • Keep your bank account tidy in the months before you apply: no unnecessary dishonours, no personal spending through the business account.

Frequently asked questions

If it's unsecured, why do I need to give a guarantee?

Unsecured means no specific asset is pledged. A director's guarantee means you're personally responsible if the business can't repay, which gives the lender comfort without a mortgage.

How long do I need to have been trading?

Many lenders want at least six to twelve months of trading and a steady flow of deposits. Some will consider newer businesses for smaller amounts.

Do I need tax returns?

Often not for smaller amounts. Many unsecured lenders decide from six to twelve months of business bank statements. Larger loans may need financials.

How much can I borrow?

It's driven by turnover and how comfortably the repayments fit around your existing commitments. As a loose guide, lenders often look at a share of one to two months' turnover for smaller loans.
